For many people in Lagos, rent is the single biggest expense, and it usually comes as one large annual payment plus extra fees. Asking prices change quickly and vary hugely by area, so this guide does not pretend to give you an official “average rent” for Lagos. Instead, it explains what you will actually pay when you rent, what the Lagos tenancy law says, how to research prices for your target area, and how to build a monthly plan so the next rent does not catch you off guard.
Why we don’t quote “average rent” figures
We could not find an official, regularly updated dataset of Lagos rents by area. Listing sites show asking prices, which can differ from what tenants finally pay, and prices move with inflation. A figure from last year may already be wrong. The method below will give you a more accurate number for the exact area and apartment type you want.
The real cost of moving into a rented apartment
When you rent in Lagos, the rent itself is only part of what you pay upfront. Typical items include:
| Item | What it is |
|---|---|
| Rent | Usually paid yearly in advance. |
| Agency fee | Paid to the agent who found the property. Often quoted as a percentage of rent; always negotiate and get a receipt. |
| Legal or agreement fee | For preparing the tenancy agreement. |
| Caution or refundable deposit | Held against damage; ask in writing how and when it is refunded. |
| Service charge | For estates or blocks with shared security, cleaning, water or generator. |
| Inspection fee | Some agents charge to view properties. Be careful: this is a common area for scams. |
| Moving and setup | Truck, labour, repairs, painting, meter issues, curtains. |
Ask every landlord or agent for a full written breakdown before paying anything. The “rent” on a listing can be well under half of what you need upfront once all fees are added.
What the Lagos Tenancy Law 2011 says
The Tenancy Law of Lagos State 2011 sets several rules every renter should know:
- Advance rent limits (section 4): a landlord or agent must not demand or receive more than one year’s rent in advance from a new tenant. For a sitting tenant, the limit is six months for a monthly tenancy and one year for a yearly tenancy. Paying or receiving more is also an offence for the tenant, punishable by a fine of ₦100,000 or three months’ imprisonment.
- Rent receipts (section 5): landlords must issue a receipt showing the date, names and addresses of both parties, the property, the amount and the period covered.
- Exempt areas (section 1): the law states that Apapa, Ikeja GRA, Ikoyi and Victoria Island are exempted from its application.
In practice, demands for two years’ rent still happen. Knowing the law gives you room to negotiate, but if you face a dispute, get advice from a lawyer or the Lagos State Citizens Mediation Centre.
How to research rent for your target area
- Pick two or three areas close to work or your children’s school. Transport costs and time matter as much as rent.
- Collect 15 or more listings for the same apartment type (self-contain, mini flat, two-bedroom) from property sites and agents. Note area, size, condition, and whether there is a service charge.
- Ask tenants in the area what they pay. Asking prices are often higher than agreed rents.
- Take the median asking price, then assume negotiations may bring it down a little.
- Visit at rush hour and after rain. Flooding, traffic and power supply change the true value of an apartment.
How much of your income should go to rent?
A common guideline is to keep housing below about 30% of take-home pay. In Lagos that can be hard. If rent goes far above a third of your income, check what else must shrink. A cheaper flat with a longer commute may cost more in transport than it saves in rent, so compare rent + transport together.
Turn annual rent into a monthly plan
The key habit: save for next year’s rent from the month after you pay this year’s.
Example (invented figures): your rent is ₦1,500,000 a year and you expect a 10% increase at renewal. Target ₦1,650,000. Divide by 11 months (leaving a buffer month) = ₦150,000 a month. Move it into a separate savings account or money market fund on payday, before spending on anything else.
If you are moving, add fees: for a new place with rent of ₦1,500,000 and roughly ₦500,000 of other upfront costs (agency, legal, caution and moving), your target is about ₦2,000,000.
Don’t forget rent relief on your tax
Under the Nigeria Tax Act 2025, tenants can claim rent relief of 20% of annual rent paid, up to ₦500,000, which reduces chargeable income for PAYE (PwC). Give HR your tenancy agreement and rent receipt. On ₦1,500,000 rent, the relief is ₦300,000, which at a 15% marginal rate saves about ₦45,000 a year. That is one more reason to insist on a proper receipt. Our PAYE guide shows the calculation.
Avoiding rental scams
- Never pay before physically inspecting the property and confirming the landlord or the agent’s authority.
- Be suspicious of prices far below similar listings.
- Pay into a company or landlord account, not a random personal account, and get a receipt.
- Ask neighbours or the estate office to confirm who owns the property.
- Read the tenancy agreement before signing, especially clauses on renewal, increases and repairs.
Options if annual rent is out of reach
- Negotiate payment in instalments with the landlord directly.
- Share an apartment with a trusted flatmate and a written agreement.
- Rent-financing products exist from some banks and fintechs; read the total cost and terms carefully and avoid borrowing from unregulated lenders. See our loan app debt guide before borrowing.
- Consider areas slightly further out with good transport links.
To build the plan, the Nigerian Salary Budget Planner has a savings goals section for your rent fund. Our ₦100k/₦200k budget guide shows how a rent set-aside fits into a full monthly budget.
A renewal checklist
- Three months before renewal, ask the landlord or agent in writing whether rent will change.
- Compare their figure with similar listings in your area using the research method above.
- If the increase seems unreasonable, negotiate politely with evidence, or consider moving.
- Check your rent fund balance against the new figure and adjust the monthly set-aside.
- Insist on a receipt and keep a copy with your tenancy agreement for rent relief.
Frequently asked questions
Can a Lagos landlord demand two years’ rent?
Under section 4 of the Lagos Tenancy Law 2011, a landlord must not demand more than one year’s rent in advance from a new tenant, except in areas exempted from the law.
Which areas are exempt from the Lagos Tenancy Law?
Section 1 names Apapa, Ikeja GRA, Ikoyi and Victoria Island, and the Governor can exempt other areas by order.
Is my landlord required to give me a receipt?
Yes. Section 5 requires a receipt with specific details. It also helps you claim rent relief on tax.
How much should I save monthly for rent?
Divide your expected next rent (plus any increase) by the months left before it is due, leaving a buffer month.
Is agency fee fixed by law?
We have not verified a fixed agency fee in the Tenancy Law itself. Treat it as negotiable and always get a receipt.
